2 onboarding slots open this month · we cap at 4 / mo

The closed-loop automation that runs
reception, front-of-house, and guest comms.

Hospitality groups lose nights + covers to manual reception ops: channel updates, guest messages, post-stay reviews, ops reporting. We wire it all together — guest texts answered in 30 seconds, channel inventory always synced, daily ops dashboard auto-built. Reception focuses on the guest in front of them.

The math

What the open loop is costing you.

The conservative numbers below are pulled from luup's audit data and published industry research for hospitality. Every leaky channel here is a competitor's win.

~12 hrs / wk
Channel ops
Hours a hotel team spends manually syncing inventory + rates across booking channels.
~4 hrs
Guest reply time
Average reply time to guest messages outside business hours at the median mid-market property.
~22%
Review response
Average review response rate at mid-market hotels — losing OTA ranking and search visibility.
~$78k / yr
Combined leak
Combined channel-mismatch cancellations + guest-comm bookings lost + ops time at a 60-key hotel.
Conservative annual leak
€78k+ / yr
Just from manual ops + slow guest comms. Doesn't count the OTA ranking damage from inventory mismatches or the lost ancillary revenue from unanswered upsell windows.
  • · Skift Hospitality 2024: 47% of mid-market properties cite manual channel management as #1 ops pain.
  • · TrustYou data: properties with <50% review response rate lose 1.4 ranking positions on Booking.com.

The stack

Wired into the tools you already run.

Mews / Cloudbeds / Little HotelierOpenTable / Resy / SevenRoomsSiteMinder / Cloudbeds Channel ManagerWhatsApp Business / SMS via TwilioMailchimp / KlaviyoGoogle Reserve + Google Business ProfileMake.com / n8nAirtable

Mews or Cloudbeds is the PMS source of truth. SiteMinder bridges to OTAs. OpenTable / Resy / SevenRooms for restaurants. WhatsApp Business for guest comms (works internationally without per-message fees). Make.com orchestrates the cross-tool flows; Airtable for any reporting that needs cross-property roll-up.

What it does

Four playbooks shipping in week one.

Each playbook is shippable within live in 14 days of kickoff. Most hospitality clients start with the first two and add the rest in weeks 2–4.

Channel + inventory sync

PMS inventory change → SiteMinder + direct OTA APIs → updates Booking.com / Expedia / Airbnb / direct site within 60 seconds. No more double-bookings, no more 'we have to manually update Sundays.' Restaurants: same logic for OpenTable + Resy.

~$32k / yr cancellation losses cut

Guest comms automation

WhatsApp / SMS guest message → AI drafts reply from your knowledge base + booking context → routes to night manager only if needed. Pre-arrival upsell sequences, in-stay needs handling, post-stay review requests — all cadence-managed.

Reply time 4h → 30s

Review response automation

New review on TripAdvisor / Booking / Google → AI drafts a personal, on-brand response within an hour → GM reviews + posts. Lifts response rate to 95%+, lifts OTA ranking, lifts conversion on direct site.

Response rate 22% → 95%

Cross-property ops dashboard

Daily roll-up across all properties: occupancy, ADR, RevPAR, ancillary revenue, review score, staff hours. Slack post every morning at 7am to GMs. Replaces the manual 'Monday meeting spreadsheet' ritual.

Hospitality Groups · FAQ

Five things hospitality operators ask first.

The questions every hospitality prospect asks on the first call. Answers in writing so you can decide before booking.

Does it work with my PMS?

Mews + Cloudbeds + Little Hotelier are the cleanest integrations (full API). Opera + Protel + RoomRaccoon supported via partner endpoints. For weirder PMS setups, we bridge via SiteMinder or build a custom Make.com connector. Most properties are integrable within week 1.

How does it handle multi-property groups?

Each property has its own automation profile (PMS, OTAs, brand voice, GM handoff rules). Cross-property reporting rolls up to a group dashboard. We have shipped for 2-property to 8-property groups; the pattern scales.

What about OTA contract / parity rules?

luup respects whatever rate parity / availability rules you have in your OTA contracts. The automation enforces them — it does not work around them. For direct-bookings push (within parity), we wire dynamic pricing nudges + email-list segmentation.

Restaurant + bar ops too?

Yes if you have OpenTable / Resy / SevenRooms or Toast / Square POS. Reservation + waitlist automation runs on the same engine; POS data flows to the cross-property dashboard for F&B rev tracking.

How much does hospitality automation cost?

$3,500/month for single-property guest comms + reviews, $6,500/month for full property ops (channel + comms + reviews + dashboard), $10,000/month for multi-property groups (up to 5 properties). Setup is $4,000-$9,000.
